Gentrification is not inevitable. Across London, organised communities have changed or stopped major development plans.
ST ANN’S, HARINGEY | 2015–2022
Residents opposed a scheme with just 14% affordable housing, held public events, surveyed residents and developed their own masterplan. After three years of campaigning, City Hall bought the site. The scheme eventually approved had 60% genuinely affordable housing.
WARDS CORNER, TOTTENHAM | 2006–2021
Traders and residents spent around 15 years fighting plans to demolish Latin Village for a development with no affordable housing. They protested, challenged the plans and developed a community alternative. In 2021, the developer withdrew.
AYLESHAM CENTRE, PECKHAM | 2020–2026
Campaigners spent around six years organising, petitioning and challenging redevelopment plans. They became a formal party to the planning appeal, raised funds for legal and expert help and presented their own case. In May 2026, developer Berkeley’s appeal was dismissed.
None was quick. None relied on one tactic.
People organised, kept going and changed what happened.
