We were given the opportunity to provide professional photography for Clark Construction at the Crystal City Substation in Arlington, VA. This isn’t just any utility building—it’s a state-of-the-art gas-insulated substation (GIS) facility that plays a critical role in the region’s power reliability.

Our goal was to highlight the unique architectural details that set this project apart, from the robust precast concrete construction to the intricate decorative metal panels and inset mosaic tiles.

We had the pleasure of documenting the Bristol Court Apartments in Hanover, MD. For this project, Harkins Builders delivered an expansive 317-unit community, complete with a five-story parking structure and over 15,000 sq. ft. of luxury amenity space.

Luxury living deserves footage that matches it.

For our client’s marketing campaign, our team stepped inside Woodmore Grand — a modern residential community in Bowie, MD — and got to work finding the story in the space: where the light hits, how a room breathes when it’s empty versus lived-in, what a resident notices first when they walk through the door.

Every frame is a decision. That’s the part of production people don’t always see — and it’s the part we care about most.

This project is a good look at what we do for real estate and hospitality clients — turning a space into footage that actually holds a viewer’s attention.

Senior living communities aren’t just designed — they’re experienced.

But a lot of marketing imagery only captures the space, not the feeling of living there. And for families making this decision, feeling is most of it. It’s not square footage. It’s comfort, connection, quality of life.

That’s the gap we aim to close with every senior living project we take on — capturing communities built around people, not just buildings.

A few things we keep in mind for this kind of work:

→ It has to feel lived in, not just styled. Perfectly staged but empty reads cold. We’re after imagery someone can picture themselves in.

→ Hospitality matters. Warm lighting, comfortable seating, inviting dining spaces — the photography should reflect the same hospitality mindset the community is built on.

→ The story is about people, even when no one’s in the frame. Composition, lighting, and detail shots do the work of suggesting connection and everyday life.

Senior living decisions are emotional, and they often start online. The imagery a community uses can be the difference between a scroll-past and an inquiry.

This shoot for Bozzuto at 101 Cross Street happened years ago — full photography + video coverage, captured together, in one visit. That’s what we were doing then. That’s what we’re doing now.

A space often needs both stills and motion to tell its full story — and after 30 years, we’re still finding ways to do it better.
