You can't see the river from the driveway. You walk out the back, past the deck, down the lawn, through the trees, and there it is. Over 100 feet of Fox River frontage on just under an acre.

The house is honest about itself. Two bedrooms, 1,400 square feet, built in 1961. One room earns its keep: a long bank of angled windows that spends the whole day looking outside.

Last year, 6% of people used AI to find a local business. This year it's 45%.

That's not a trend. That's one year.

And when AI answers a question like "best realtor in Arlington Heights," it doesn't invent the answer. It pulls from pages it can see, and a big share of that is social media.

No posts means nothing to pull from.

The flip side is the part most agents miss: 44% of buyers say they'd pay more for a person to double-check what AI told them. AI can answer the question. It can't walk them through the worst week of the deal.

So the goal was never going viral. 58% of buyers come from someone who already knows them. Staying in front of those people beats reach, every time.

Nobody can picture an empty field.

4.62 acres on Route 14 in Crystal Lake. Vacant, with more than 25,000 cars a day going past it.

So we put the recorded lot lines onto the photograph, then built what fits on top of it — retail with a drive-thru outlot on the frontage, office flex on the interior lot. Same frame the whole way through, so you watch the ground change rather than cutting between pictures.

Everything in the renderings is generic. No signage, no brand marks, nothing implying a tenant. Every one is labelled on the image.

Lot 2 — 1.57 acres, Route 14 frontage.
Lot 3 — 1.37 acres, interior.

Nobody can picture an empty field.

4.62 acres on Route 14 in Crystal Lake with more than 25,000 cars a day going past it. The photographs were accurate and told a buyer nothing.

So we put the lot lines on the photograph — not traced by hand. The shapes came off the recorded plat and were fitted to the frame mathematically, then checked four ways. They land within 0.32% of their recorded areas.

Then we built what fits. Retail with a drive-thru outlot on the frontage, office flex on the interior lot, real landscaping to hold it under the 75% impervious cap. All of it generic — no signage, no brand marks, nothing implying a tenant.

Every rendering carries ARTIST'S RENDERING on the image, and the unaltered photographs ship in the same folder. A buyer should always be able to see the ground as it is.

What we leave out of your listing photos.

The best exterior frame of a house is usually the one where the address plaque reads perfectly clearly. That photo goes to MLS, where the address is the entire point. It does not go on Instagram.

A listing comes down when the house sells. A post does not, and the sellers are still living there the whole time it is up.
