Some houses you walk into and immediately start counting the setups. This is one of those.

It curves. Two wings, a circular principal suite, a glass walkway joining it all together and glazing that runs floor to ceiling, so the light does most of the work for you.

Downstairs is where it gets silly in the best way. Indoor pool, steam room, gym, a proper bar, w**e cellar, and a cinema with a 110 inch curved screen. Rooftop terrace with a hot tub for anyone who fancies it after wrap. Six bedrooms, a designer kitchen, and close enough to central London that your crew are not losing half a day getting there.

Two London spaces that break every rule about what an office should look like.

Bio, West London, W11. A courtyard filled with plants, trees and natural light, sitting under an unusual bubble roof that responds to the weather in real time. Glass doors open straight onto a second outdoor courtyard.

Evo, East London, E1. Ambitious architecture with a surprise around every corner. Planting throughout, rooftop views across the city and a run of light filled spaces that shift as you move through them.

We can’t wait for you to meet ‘Pavilion’.

An eco house so committed to natural light it basically forgot walls were optional. Set on a one acre plot with 180 degree views across the Surrey Hills, it’s the kind of place that makes you reconsider your own home’s window situation entirely.

At the centre sits a living wall, jasmine, clematis and herbs climbing three storeys up, because apparently one garden wasn’t enough and this house needed one indoors too.

Five bedrooms sit quietly at the back while the real drama happens in the open plan living space, all floor to ceiling glass sliding doors framing a view most people would pay extra for on a postcard.

Then there are the Crittall style doors, 2.7 metres of rusted steel doing its best impression of a very expensive industrial statement piece. The kitchen goes full Brazilian quartzite, and the courtyard has its own Corten steel water feature quietly cooling the air like the world’s most stylish air conditioning unit.

Four metre walls keep the whole thing wonderfully hidden, and outside there’s an orchard, a pool and enough terrace space for a small production crew to set up camp. Basically, it’s a lot of house pretending to be very understated about it.

Introducing Atrium. A rare industrial conversion set across the top floor of a converted Victorian warehouse in London SE1. Wooden floors, double height pitched ceilings and exposed beams sit alongside pine cased windows that flood the space with natural light.

At its heart is a central open air atrium, filled with lush palms and outdoor seating, a genuinely unique feature for shoot days.

Spanning approximately 2,400 square feet with two bedrooms and a vast open plan reception, this is a location built for creative teams who need scale, character and flexibility.

Midcentury modern, rural Cotswolds, and no compromise on beautiful shoot-ready interiors.

A recent addition to our collection and one we’re genuinely excited about this one. Design-led, 70s-inspired, set within a private country park, the kind of property that you arrive at and it’s ready to go, with all the dark wood panelling and mid-century interiors.

Gingham tiles, custom stained glass, a wood-fired hot tub, a sauna tucked under evergreen trees. A living room that opens straight onto the garden. It features four bedrooms, three bathrooms, a roof terrace, a sunken firepit and grounds that go on.

Moving upstairs, the space opens into something quietly unexpected. Raw concrete meets the softness of real wood branch spindles, creating a contrast that feels both natural and considered. Small plants sit gently at the base, adding subtle layers and a sense of calm.
