Is your property shoot-ready? 📋

Most listings don't underperform because of the photographer. They underperform because the property wasn't ready.

Here's what we tell every Dublin estate agent and vendor before we arrive 👇

Kitchen 🍳 → Clear every worktop. Hide the kettle, toaster, coffee machine → Remove fridge magnets and personal notes → Replace blown bulbs — especially the range hood

Living room 🛋️ → Hide all remotes and charging cables → Turn off the TV - blank screens ruin shots → Plump every cushion. Every. Single. One.

Bathrooms 🚿 → Remove EVERYTHING from the shower → Close the toilet lid - always → Fresh matching towels only

Bedrooms 🛏️ → Hotel-standard bed - ironed duvet, symmetrical cushions → Clear all floors and bedside tables → Hide personal items

Outside 🌿 → Move cars off the driveway → Hide the bins → Mow, sweep, tidy

This is Éire Sign No. 7, one of the wartime neutrality markers built into the cliffs along the coast, spelling out ÉIRE for passing aircraft during WWII. Flying over it always reminds us how much history is hiding in plain sight along this coastline.

🌆 Why do some Dublin listings stop you mid-scroll... and most don't?

Nine times out of ten, it's the twilight shot.

Daytime photos tell buyers what a house looks like. Twilight photos tell them how it would feel to come home to it, warm light in every window against that deep blue evening sky. It's a 20-30 minute window right after sunset, and it's one of the best tools we know for making a listing actually get clicked on.

It's not for every property, but it's a game changer for: 🏡 Architect-designed & executive homes with feature lighting 🌊 Coastal properties with sea views (hello Dalkey, Killiney & Blackrock!) 🪟 Homes with big glazing or open-plan living 🌳 Period houses with a lit entrance and mature gardens 🏗️ New builds and show homes for brochures

One flight, two moods — daylight to twilight in a single aerial shot.

This is our recent video for The Shore at Seamount Rise in Malahide, showing the full development and coastline by day, then transitioning to twilight as the lights come on across every unit.
