Wireless carriers and tower companies are running structured, nationwide campaigns to reduce what they pay landowners. What arrives as a friendly letter about “updating” your agreement is almost always a professionally engineered effort to reduce your rent, weaken your protections, and improve their margins — sometimes for decades.

Let me be clear about something: there is no circumstance — none — where a landowner should agree to give up or limit a tower company’s removal obligation. Not even for a rent increase or a signing bonus. Not for an extension. Not for anything they put on the table. The obligation to remove exists because you deserve to get your land back the way you gave it. Full stop.

Data centers produce half of property tax revenue- I assume that's true.
12,000 jobs is a sizeable portion of Loudoun County jobs (10%)- true.

But as the author (head of data centers) also appropriately notes, correlation is not causation. So, adding to this conversation:

Loudoun County ranked #2 in the country for average household income in 2000, before most of these data centers were built. So let's not be too quick to suggest that data centers were the cause of the highest average income- although they may have helped perpetuate it.

Ironically, the Loudoun County Board of Supervisors just approved a pause on new data center applications. In fairness- easy to do when 1/2 of your property tax revenue comes from data centers already. And a bit hypocritical, in my opinion.

This month's ugly tower 🗼🙃

Granted - not the ugliest unipole out there - but this one is near where we used to live in Fort Myers and just annoys me. Sits over a marina in South Fort Myers, and has been ugly for quite some time. I understand that Section 6409 prevents municipalities from stopping the larger canisters. I get that in many cases, the manufacturers and carriers don’t want to paint or cover C-band panels. But does that prevent the tower owner from painting the coax or covering it?

This is the threat I think about most, and the one the industry is least prepared to discuss honestly.

Carriers have always had a significant information advantage over landowners. They know their network plans, their alternatives, their walk-away points, and the relative value of every site in their portfolio. Landowners typically know none of this. That asymmetry is the reason firms like ours exist — to narrow the gap on behalf of the people who own the land.

Artificial intelligence is about to widen that gap dramatically.
