418 Skyview Ln, Emmett. Pending in three days.

The daytime set does its job: the house, the shop, the acreage, the hills. Then the frames we stayed for: fire pit lit, chairs pulled up, string lights over the patio, the hills going purple around 8:30.

Twilight on acreage is the frame agents ask for, so we planned it into the same visit instead of a second trip.

2554 W Sugar Crest Dr, Eagle, on a lot where the trees are older than most of the neighborhood.

A lot this size in Eagle is rare enough that we sent the drone up first: mature pines, a pool tucked behind the house, the whole block in one frame. Then the ground set, boxwood to the front door.

Monday's furnished-vs-de-staged pairs, Tuesday's two skies, Wednesday's builder morning, Thursday's 1949 backyard at dusk and Friday's 1953 ranch — five listings, three cities, one team. Thanks to the agents and builders who had us out. See you Monday.

A quiet seasonal note for anyone planning fall listings: twilight is getting earlier.

Boise sunsets were pushing 9:30 in late June. Late August, it's around 8:30, and by mid-October we're looking at 7-ish. The window for a twilight set — color left in the sky, lights on in the house — is roughly the same length every night; it just keeps moving up.

Practically, that's good news. Twilight stops being a late-night commitment for sellers, and it's easier to fit alongside a regular daytime shoot. If a listing has a backyard, lighting or a view that would carry it, ask us about adding twilight when you book and we'll pencil in the right evening.

1953, Boise Bench, and a basement pool table that has clearly hosted a few decades of games.

Big trees, a wide lawn and a covered patio out back with the hot tub tucked under it. Inside: warm wood, a kitchen with a brick column and a hanging pot rack, and that wood-paneled rec room downstairs. We photograph what's there and let the house be itself — the edit is clean and natural, not glossy.

That makes two Bench listings this week (Thursday was the 1949 home with the fire pit). Established Boise neighborhoods are a big part of what we shoot, and honestly some of our favorite work.

1949 on the Boise Bench, and every bit of it earning its keep.

Twilight came first on this one — a dedicated evening visit for the pergola lights, the fire pit and that pink sky over the backyard. The full daytime set followed on a separate trip: the front elevation under the big trees, a bright living room, and a kitchen that's been fully redone. Two visits, one listing, and the agent has the whole story.

The Bench is one of our favorite parts of Boise to shoot. Established lots, mature trees, and houses with some personality.

A builder morning in Nampa: three brand-new homes, back-to-back appointments at 9, 10 and 11.

Builder photography isn't quite the same job as a listing shoot. There's no seller's furniture to work around and no single house to sell — the images become a library the builder reuses across the whole community, so the priority is consistency: same light, same angles, same clean edit from one home to the next. When a buyer flips through the builder's site, all three should feel like the same neighborhood, because they are.

Day or dusk — you don't have to pick.

The first four frames here are two matched pairs from a Meridian listing: identical framing, one under afternoon blue sky, one converted to dusk with the windows lit. The order was a regular photo shoot with two day-to-dusk conversions added on, so the agent has both looks and can lead with whichever fits.

Our honest take: dusk for the hero image, daylight for everything else. The conversion earns attention in the feed; the daylight frames earn trust once buyers click through.

Agent tip disguised as pretty pictures: we photograph neighborhoods, not just houses.

This week's Star listing added HOA amenity photos to the order — the disc golf fairway under the willows, the swim pond, the footbridge over the creek. When a buyer is choosing between two similar homes, the neighborhood frames are often what tips it.
