July is for catching your breath. August is for getting ahead.

Real estate has seasons.

July is almost always a little quieter than spring. And really? That's not a bad thing.

The agents who consistently stay ahead don't wait until they're buried in listings to improve their marketing.

They use the slower moments to prepare.

✔️ Update headshots.

✔️ Refresh branding.

✔️ Learn a new marketing strategy.

✔️ Fine-tune their listing presentation.

✔️ Build relationships with the professionals who help them stand out.

Because when the market picks back up...
..there isn't time to get ready.

You're already running.

At KC Home Photography, we're fortunate to work with more than 1,700 real estate professionals across the Kansas City metro, and one thing we've noticed over the years is that the agents who stay consistently successful are usually the ones preparing before they need to.

Here's to a strong finish to summer—and an even stronger fall.

📬 Our monthly email went out yesterday with a few thoughts on preparing for the market ahead. If you're already on our list, we'd love to hear what you think.

Thinking about letting Airbnb arrange your listing photos? Read this first.

It may seem convenient, but convenience isn't always the best long-term business decision.

Here are two reasons many experienced short-term rental owners choose to hire their own professional photographer instead:

✅ 1. You're more likely to get an experienced specialist.
Photography provided through large platforms is often completed at lower rates, which can mean photographers with less experience shooting vacation rentals. While there are certainly talented photographers in every program, your property deserves someone who understands how to showcase amenities, create inviting spaces, and maximize bookings.

✅ 2. You control your marketing assets. (This is the big one.)
When Airbnb coordinates the photography, they retain the rights to those images. If you later decide to list on Vrbo, Booking.com, your own website, or switch management companies, you may discover you can't take those photos with you.

Your photos are part of your property's brand. They should belong to you, not a booking platform.

A quality set of professional images can serve your property for years across every marketing channel you choose.

If you have a professional STR manager, ask them who they recommend, they'll usually have photographers they trust. And if not we have earned the trust of short-term rental owners throughout the Kansas City area, and would be happy to show you why.

Own your photos. Own your marketing. Own your success.

The image below isn't from KC Home Photography. It's a screenshot from a national real estate photography company discussing how recent World Cup Temporary Flight Restrictions (TFRs) are affecting drone photography across the country.

It hit close to home because we experienced the same thing this week.

We arrived at a listing ready to capture drone photos, but before launching we did what professional drone pilots are supposed to do, we checked the airspace.

Sure enough, the property had fallen inside a Temporary Flight Restriction (TFR) related to World Cup activities.

Could we have flown anyway? The drone certainly would have taken off.

Legally? Absolutely not.

Instead, we called the agent, explained the situation, and we all agreed the best solution was simply to return the next day after the restriction expired.

It's a great reminder that professional drone photography is about much more than owning a drone and getting pretty aerial images. Every flight should include:

✅ Checking FAA airspace restrictions
✅ Verifying TFRs and NOTAMs
✅ Evaluating weather conditions
✅ Following safe operating procedures

Sometimes doing the job right means waiting 24 hours.

We'll happily make a second trip rather than risk thousands of dollars in equipment, FAA enforcement, or losing the Part 107 certificate that allows us to legally operate.

That's one of the differences between hiring a licensed professional and simply hiring someone with a drone.

There's a phrase we hear far too often:

"My seller doesn't want to spend money on professional photos."

Here's the reality...

If a home sits on the market for weeks because it didn't make a great first impression, nobody wins.

❌ The seller gets frustrated.
❌ Price reductions start.
❌ The listing becomes stale.
❌ The agent spends countless extra hours answering questions, hosting additional showings, and explaining why the home hasn't sold.

And in the end?

The commission lost from one unnecessary price reduction is often far greater than the cost of professional photography.

Professional photos aren't an expense.

They're an investment in getting buyers through the door while the listing is still fresh.

At KC Home Photography, most of our shoots cost less than what a single small price reduction costs an agent in commission.

When you're asking someone to trust you with one of the biggest financial decisions of their life, your marketing should reflect that.

Because you can't sell a house if buyers never click on it.

A home that's rushed to market before it's ready can leave money on the table.

A home that's ready but sits waiting three or four days for photography? That can cost you too.

The goal isn't to list first. The goal is to list ready... and then list fast.

At KC Home Photography, we encourage sellers to take the time to declutter, clean, and prepare their home. Great presentation absolutely matters.

But once that home is ready, every day counts.

That's why we work so hard to get a photographer to your listing when you need one and deliver your media the very next day. Professional photos, floor plans, videos, aerials, and everything else you need—without slowing down your launch.

Because the best marketing plan in the world doesn't help if your neighbor's listing hits the market first.

📸 Prepare it right.
⚡ Launch it fast.
🏡 Sell with confidence.

"You can't fly your drone over my neighborhood!"

We hear this more often than you might think. 😄

Believe it or not, the skies aren't regulated by HOAs, neighborhood Facebook groups, or the loudest person on the sidewalk. They're regulated by the FAA.

Here at KC Home Photography we're FAA Part 107 certified, we fly legally, check airspace before every flight, and follow federal regulations designed to keep everyone safe.

A few things many people don't realize:
✅ We aren't photographing your backyard.
✅ We aren't peeping through windows.
✅ We're there to market a home that's for sale.
✅ Most drone flights last just 10 to 15 minutes.

Occasionally someone threatens to call the police. That's absolutely their right. But they'll likely be told the same thing we already know: if we're operating legally under FAA regulations, we're allowed to be there.

Our goal isn't to bother anyone. It's simply to help our clients showcase their homes from a perspective that's impossible to capture from the ground.

So if you see one of our drones overhead, give us a wave! Chances are we'll be packed up and gone before you finish your morning coffee. ☕🚁

AI can create a video from photos in minutes. But here's a question many agents and photographers haven't considered...

Who actually owns that video?

As AI tools become more common in real estate marketing, we're entering some interesting territory. If a photographer creates the images, an AI platform generates the motion, and an agent publishes the final video... where does ownership begin and end?

The technology is exciting, and we're always exploring new ways to help listings stand out. But it's also a reminder that quality real estate media isn't just about pushing a button. There's still value in professional photography, professional video, and understanding the rights behind the content you're using.

At KC Home Photography, we believe the future isn't AI or photographers. It's AI and photographers. The tools will continue to evolve, but great marketing still starts with great imagery.

What are your thoughts? If AI creates a video from listing photos, who should own it?

We just finished updating our Home Photography Prep Guide, and it reminded me of one of the biggest misconceptions we see...

Many sellers (and even some agents) feel like they need to be there when we arrive so they can open blinds, turn on lights, and help get the home ready.

If you're able to do those things before we arrive, that's fantastic.

If not, don't worry about making a special trip.

Opening blinds and turning on lights is literally the first thing we do at every appointment. It's part of our normal workflow.

In fact, many homeowners who stay to help end up spending 30–45 minutes hanging out in the garage, basement, or another room while we work. We appreciate the thought, but we'd rather you spend that time doing something more productive or fun instead of hiding from the camera.

The biggest things that help us create great photos are:

✔ A clean, photo-ready home

✔ Clear countertops and bathrooms

✔ Hidden pet items and trash cans

✔ Vehicles removed from the driveway

Everything else? We've got it covered.

Check out our updated prep guide below and feel free to share it with anyone getting ready to list their home.
