In 1982, someone planted a wheat field two blocks from Wall Street. On land worth $4.5 billion. 🌾
Artist Agnes Denes grew two acres of golden wheat on an empty landfill — right where Battery Park City stands today, facing the Statue of Liberty. For four months, this replaced skyscrapers with something nobody expected.
That land was valued at $4.5B in 1982. Adjusted for inflation, that’s over $14B today.

Here’s exactly what to gather before you apply 👇

📋 STANDARD TENANT:
• Photo ID (driver’s license or passport)
• Proof of income (2 most recent pay stubs or offer letter)
• 2-3 most recent bank statements
• Most recent tax return or W-2
• Employment verification letter
• Previous landlord reference letter
• Completed rental application

📋 GUARANTOR:
• Photo ID
• Proof of income (pay stubs + most recent tax return)
• 2-3 most recent bank statements
• Employment verification letter
• Completed guarantor application
• (Some buildings require notarized guarantor agreement — ask in advance)
📌 Most landlords require a standard tenant to earn 40x the monthly rent — a guarantor typically needs 80x.

📋 STUDENT WITH GUARANTOR:
• Photo ID or passport
• Proof of enrollment (acceptance letter or valid student ID)
• Guarantor’s full document set (income, bank statements, ID — usually a parent)
• Guarantor’s employment verification letter
• (International students: may also need I-20 or visa documentation)

Built in 1932 by Robert Moses, the Jacob Riis Bathhouse could hold over 8,000 beachgoers at once — a cafeteria, a rooftop terrace, even a ballroom. For decades, this beach was known as “The People’s Beach” — a free, open gathering place for working-class New Yorkers, and later, one of the city’s most iconic spots for the LGBTQ+ community.

It closed in 1972. Now, after a nine-year, $88 million restoration, it’s reopening as the Rockaway Ocean Club. Most of it stays public — a boardwalk cafe, a pizzeria, a rooftop restaurant. But part of it is members-only, with annual memberships starting around $1,000.

Sixty percent of this building is still open to everyone. The question is whether that’s enough???!!!!

This photo was shot in a neighborhood nobody wanted. 📸
In 1991, Peter Lindbergh brought Cindy Crawford, Naomi Campbell, Linda Evangelista, and five more supermodels here — leather jackets, biker boots, under the Manhattan Bridge.
Not named after the Disney elephant, by the way. Locals called it DUMBO on purpose — too unappealing for developers to bother with.
It didn’t work. One developer bought the whole neighborhood in 1979 for $6 a square foot. Today, condos here go for $1,600+.
Same cobblestones. Same bridge. A different world.

You’ve probably stood on this exact platform. 🚇
Michael Jackson filmed “Bad” right here at Hoyt-Schermerhorn — Scorsese directed it, and a young Wesley Snipes was one of the dancers, years before anyone knew his name.
But here’s what most riders never notice: half this station is abandoned. There was a shuttle line here that stopped running in 1946 — and those empty platforms are still sitting a few feet away, hiding in plain sight.

Every day, someone calls me asking for the listing broker’s number. Here’s why that’s the worst move you can make: 1) They work for the seller, not you — that’s the law. 2) You’re emotionally in it. They’re not. 3) They know what to ask before you even get to your attorney. Next time you’re tempted to call the listing broker direct — DM me instead

This looks like it could be from a war. It’s actually a kid playing in Central Park. In 1962, Diane Arbus circled him for several minutes — almost every frame she shot looks completely normal. Except one. That single frame became one of the most famous photographs ever taken. MoMA bought it for $75. A signed print later sold for $785,000.

1983. St. Mark’s Place and 2nd Avenue. A photographer stops a young woman on the street for four minutes — seven photos. That woman was Madonna, nobody knew it yet.

Everyone thinks broker fees are illegal in NYC now. Not exactly. Landlords can’t pass their broker’s fee onto you anymore — that part’s real. But your own broker? You still pay them. That hasn’t changed. I already know some of you are thinking ‘I’d never pay a fee.’ Fair — you don’t have to. I just want you to actually understand what that fee is for before you decide. Finding a listing isn’t the hard part anymore. Getting accepted is. DM ‘APARTMENT’ if you want someone on your side of the deal, not the landlord’s.
