Heres a little tip I ran across . . . When measuring for a tablecloth, decide on your preferred drop length. The drop length is the length of tablecloth that hangs over each side of the table. For a casual look, a lap-length tablecloth is ideal. Floor-length tablecloths provide a more elegant look to your table and are perfect for special occasions. As a rule of thumb, a tablecloth's drop length is usually 8" in casual settings and 15" in formal settings ~ Gail Oleaga

WHY DO (Competitive Market Analysis) CMA'S DIFFER BETWEEN AGENTS?

Sellers often ask why my Competitive Market Analysis (CMA) on their home differs from those of other agents they interviewed to be sell their home?

Here’s what I know:
* Not all agents have the same experience or choose the same homes to use as comps. A Comparative Market Analysis (CMA) is based on the agent's judgment and available information the agent chooses to use.

* Sellers rely on an agent's expertise to get the best sale price. Experienced agents provide CMA's that often come close to the appraised value, though only appraisals are used by banks for lending.

* It's beneficial for Real Estate Agents to select comps that align with Appraisal guidelines. Appraisers do their best to use sales from the last 3 to 6 months, as they need 3 similar closed sales to support their value. If they are unable to find comps within the subdivision, they may choose to extend the distance of their search if necessary.

* An appraisal is a formal valuation required by lenders, considering the property's condition, market trends, and upgrades. A CMA estimates market value to help set listing prices and make competitive offers.
